Project Manager – Capital Projects (Coop/Condo & Affordable Housing)

DBI Projects is seeking to bring on a Project Manager to lead capital improvement (CapEx) projects for cooperatives, condominiums, and affordable housing developments across New York City. This role is focused on managing building-wide capital work from planning through closeout, serving as the day-to-day point of contact for shareholders, boards of directors, property managers, and the full project team. The position may be structured with dedicated part-time to full-time on-site presence supporting HDC/HPD projects with affordable components, including Mitchell-Lama developments. Required Experience & Skill

Project Managers are the core team members of any DBI project. The Project Manager will report to DBI Principals, Project Executives, and/or Senior Project Managers.

Prospective applicants should have 5–8 years of experience in architecture, construction management, or related practices, with direct experience delivering capital projects in the coop/condo and/or affordable housing space. Familiarity with the public agency landscape in NYC is critical.

This experience should include direct involvement in:

  • Managing CapEx projects for coops, condos, and multifamily/affordable housing (Mitchell-Lama, HDC/HPD-regulated) properties
  • Serving as a confident liaison among shareholders, clients, property managers, contractors, vendors, boards of directors, and other stakeholders — including leading group meetings and delivering presentations to boards and residents
  • FISP/Local Law 11 façade cycles and broader Local Law compliance (e.g., LL97, LL152, LL126)
  • Navigating NYC public agency processes, including DOB and HDC/HPD filings, approvals, inspections, and the associated reporting requirements
  • Owning all project controls — budgeting, scheduling, procurement, change management, invoicing, and reporting
  • Site supervision and construction administration
  • Coordinating between or with A/E teams and contractors

Key capabilities include:

  • Manage contracts, change orders, and contingency logs on a daily basis. Interact with contractors, suppliers, consultants and vendors regarding all aspects of A/P, A/R, invoicing, contract compliance, etc.
  • Execute all work with the highest expectations of quality, accuracy, timeliness and care across multiple projects.
  • Prepare clear and actionable emails, updates, and follow ups.

Office Manager

DBI Projects is seeking an organized, proactive, and service-oriented Office Manager to lead day-to-day office operations for a fast-moving team of project managers in the real estate and construction industry. This role serves as the central point of contact for office operations, guest experience, employee support, facilities coordination, events, recruiting logistics, onboarding, and internal administrative processes. The ideal candidate brings strong judgment, clear communication, excellent follow-through, and a hospitality-focused approach to supporting employees, visitors, partners, and senior leaders.

Roles & Responsibilities:

Office & General Operations

  • Sit at the front desk, serving as primary point person and first interaction point for guests and employees coming to the office.
  • Covering general duties such as screening and routing phone calls, attending to visitors, preparing and coordinating shipments and deliveries, distributing mail, etc.
  • Offer a hospitality and concierge-type approach to employee interactions
  • Operational stocking and ordering of food, supplies, etc. providing executive support to Partners as required
  • Acting as the office-wide point person for general office operational items
  • Assist branch offices in operational matters

Physical Office Space

  • Oversee management of all aspects of physical space
  • Ensure NYC facility is maintained to the highest standards
  • Coordinate with service and maintenance vendors
  • Control uses of physical space (conference room, common, etc.)

Events & Team Activities

  • Plan and execute recurring internal events, including monthly lunches, happy hours, company meetings, leadership meetings, retreats, annual meetings, holiday events, and other team activities.

HR Liaison

  • Serve as key point person for new employees for all aspects of operational items (excluding IT and project work)
  • Point person for job postings and tracking candidates

  • Serve as point person for other aspects of HR as assigned, including the interface between ADP and employees when needed

The successful candidate will be extremely organized, efficient, and self-motivated, possessing strong written, and verbal communication skills, and have experience handling confidential and sensitive information. Excellent time management and the ability to prioritize work are a must.
