15 Beekman Rises Into the Lower Manhattan Skyline

Pace University’s new student-centered academic and residential tower at 15 Beekman is a mixed-use “vertical learning hub” that is the latest in a series of major capital projects we have managed for the University across their Lower Manhattan campus.

Spanning 27 floors, 15 Beekman is the first new ground-up academic building on the University’s campus in more than 50 years. It provides Pace University with over 225,000-sq ft of programming, including classrooms, administrative and faculty offices, common spaces, suite-style dormitory rooms, a multi-level dining facility, a library and learning center, and the three-floor Seidenberg School of Computer Science and Information Systems.

As owner’s representatives, our role spanned from the initial real estate transaction negotiations to the University’s occupancy of the building in the fall of 2023. This involved working with the University to test-fit various iterations of academic programming into early concepts of the building and then working with the University’s development partner, SL Green, to structure the ensuing deal agreement to realize the building. We oversaw SL Green’s delivery of the overall building core and shell and the construction of the dormitory portion of the building, and worked in parallel with the Pace’s Campus Planning team in the design and fit-out of the academic floors.

This project built upon the relationships we’ve made across faculty departments, University administrators, building end users and student groups, as 15 Beekman represents an innovative vertical campus building that intersects with nearly all members of the Pace Community. As captured by Pace University Board of Trustees Chair Robert Sands at the building’s opening, “We create opportunities for our students, and we help to change lives. The transformation of this campus is about ensuring that we remain equipped to deliver on that commitment, and this building demonstrates clearly that we’re ready to do that for the 21st century.”

The completion of 15 Beekman marked the next step in the University’s master plan to enhance its campus, setting the stage for the next major capital project at 1 Pace Plaza, the University’s flagship building, which is now underway.

Our Pace University Portfolio

We have collaborated with Pace University to manage and implement more than 300,000-sq ft of major capital projects with another 250,000-sq ft of improvements planned as part of the University’s realization of its New York City Campus Master Plan. Our longstanding relationship began with a comprehensive real estate analysis, including program review, existing facilities analyses, site searches, and financial analyses for the University’s growing Performing Arts Program, and has since expanded to encompass all major capital undertakings across the University’s owned and leased assets in Lower Manhattan.
